In this case, the homeowner must get permission from their lender to sell their home. This is because the sale, after deducting back payments and costs will not net the lender enough to pay off the loan. The lender will need to accept an offer that is less than what the homeowner owes. In addition, the lender requires the homeowner to list the home for sale with a real estate broker who is knowledgable in working with short sales.
